A new house settles, dries out and goes through its first wet Oregon winter in year one. Small problems show up that weren’t there at the final walk-through. Many builders cover workmanship for the first year, and an inspection in month eleven gives you a written list to hand them while that coverage still applies.
What we look at
- Roof, flashing and gutters after the first full rainy season
- Drainage and grading where the yard has settled
- Cracks in drywall, slabs and foundation walls
- Doors and windows that stick, leak or no longer latch
- Plumbing leaks under sinks and at the water heater
- Electrical outlets, GFCI protection and panel labeling
- Heating and cooling operation and duct connections
- Attic insulation and ventilation

11-Month Home Inspection: Questions
When should I book an 11-month inspection?
Book it a few weeks before the end of your builder’s warranty period so there is time to send the report to the builder. Check your purchase contract for the exact end date.
What does it cost?
The base price is the same as a residential inspection, with the usual adjustments for size and travel. It is listed on our pricing page.
