Prepare
Make sure the attic hatch, crawlspace access, electrical panel, water heater and furnace can be reached, and that utilities are on.
Step 3
Inspect
We work through the property system by system, inside and out, and photograph any deficiency we find.
Step 4
Understand
You receive a report organized by system, with photos, and we will answer any questions you may have about it.

Home inspectors in Oregon must be certified by the Construction Contractors Board and follow the state’s standards of practice.
A home inspection is a visual, non-invasive look at the parts of the home that can be reached safely on the day of the inspection. We do not move furniture or open finished walls, but will tell you if something stands out and cannot be accessed, so you can follow up.

What a home inspection covers
Roof and exterior
Roof covering, flashing, gutters, siding, trim, windows, doors, decks, walkways and the slope of the ground around the house.
Structure
Foundation, crawlspace or basement, and the framing that can be seen, with attention to moisture and movement.
Electrical
Service panel, breakers, visible wiring, outlets, GFCI protection, and fixtures.
Plumbing
Supply and drain lines that can be seen, fixtures, drainage, and the water heater.
Heating and cooling
Furnace, heat pump or other heating, air conditioning, and the visible ductwork and vents.
Attic and insulation
Insulation depth, ventilation, and signs of leaks or condensation on the roof sheathing.
Interior
Walls, ceilings, floors, stairs, railings, doors and windows from the inside.
Built-in appliances
Dishwasher, range, oven, cooktop, microwave, disposal and similar built-ins.
