The 11-Month Inspection: What to Check Before Your Builder’s Warranty Ends
By TRUELINE Home Inspections · October 21, 2026
New construction keeps going up across Washington County and the rest of the metro, from Sherwood and Tigard to Hillsboro and Beaverton. A brand-new house feels like it should be problem-free, but the first year is when a home settles, its materials dry out and it faces its first full wet season. That is when small defects tend to show.
Construction deficiencies that go unnoticed in the first year can cost thousands to fix later. Builders work under tight schedules with many crews, and things get missed. An 11-month inspection is your chance to find them while the builder is still responsible.
Why month eleven?
Many builders cover workmanship for the first year after closing. An inspection in the eleventh month gives you time to send a written list to the builder before that coverage ends. Read your warranty documents for the exact dates and what each part covers, since terms differ between builders.
What often turns up in year one
- Drywall cracks and nail pops as the framing dries and settles
- Doors and windows that stick, don't latch or let in drafts
- Grading and drainage that has settled and now slopes toward the house
- Gutters and downspouts that overflow or empty next to the foundation
- Plumbing leaks at sink traps, supply lines and the water heater
- Electrical items such as outlets that don't work or missing GFCI protection
- Attic insulation that is thin in places or disturbed by other trades
- Heating and cooling ducts that are loose or not connected
How to get the most from it
Keep a list through the year of anything you notice, even small things, and share it when you book. Make sure the attic hatch, crawlspace access and electrical panel can be reached on inspection day. After you get the report, send the builder the items you want addressed, in writing, before the warranty period ends.
